DiamondRock Hospitality Company is a self-advised real estate investment trust (REIT) that owns a portfolio of 33 premium destination resorts and urban hotels in the U.S. containing nearly 10,000 rooms. Our goal is to be provide above-average, long-term total shareholder returns through a combination of dividends and capital appreciation. We strive to create significant long-term shareholder value by executing on three strategic principles: 1. Prudently allocating capital to hospitality investments with superior, risk-adjusted growth prospects. 2. Employing rigorous and innovative approaches to asset management that drive meaningful upside to underlying performance and maximize asset value. 3. Preserving a balance sheet that promotes strategic and financial flexibility, sustainable dividends and strong shareholder returns. Since 2010, we have repositioned our portfolio through the acquisition of nearly $3 billion of urban and resort hotels that align with our strategic goals while disposing of more than $1 billion in non-core hotels. These acquisitions have increase our exposure to unique destination markets such as Sedona, Lake Tahoe, Sonoma, Key West, and Charleston. Today, over 60% of our hotels are leisure-focused destination resorts and urban lifestyle hotels and nearly 95% are independently managed.
